Adult community home prices in Monmouth and Ocean County, New Jersey range from a median of about $40,000 to $1.5 million, and monthly HOA fees run from $30 to $1,750. There is no single “55+ market” in this part of New Jersey. There are 167 distinct communities, and what you pay to buy in one, and to live there each month, depends heavily on which one you choose.
This guide summarizes what every recorded adult community across both counties costs, based on closed MLS sales, so you can compare before you ever visit.
Community median sale prices span from roughly $40,000 at the most affordable communities to $1.5 million at the highest-priced ones, based on resale closings. The midpoint across all 167 communities is a median of about $399,000.
At the affordable end are communities like Princeton Pines ($40,000 median) and Pinewood ($42,000) in Brick. At the top are The Monmouth in Manasquan ($1.5 million) and the Regency communities in Tinton Falls, Holmdel, and Farmingdale, all above $1.2 million. Most communities fall in between.
Ocean County has just one community with a median above $1 million (Enclave in Lakewood). The higher-priced communities in this market are, with few exceptions, in Monmouth County.
Not always. Holiday City Silverton charges just $45 a month and includes a clubhouse and pool. In this data, the monthly fee is a poor predictor of what a home there costs, because the fee reflects a community’s amenities and how it is run rather than the value of an individual home. The most reliable approach is to compare fees, amenities, and actual sale prices side by side.
Because a single town often contains several very different communities. Brick, for example, is home to both Princeton Pines (a $40,000 median) and higher-priced communities well above that. Manasquan contains both mid-range options and The Monmouth, where homes have sold from roughly $1 million to $3 million. This is why a general question like “what do 55+ homes cost in [town]?” rarely has one useful answer. The community matters more than the town.
