The lowest monthly HOA fees among Monmouth and Ocean County 55+ communities start at just $30 per month, at Shenandoah Commons in Toms River, and several communities charge under $150 while still offering a clubhouse and pool. If keeping monthly carrying costs low is a priority, Ocean County’s adult communities — especially in and around Toms River — are where the lowest recorded fees are found.

Every one of the very lowest-fee communities is in Ocean County, and most are in Toms River.

Which low-fee communities still offer good amenities?

A low fee does not always mean few amenities. Several communities keep fees under $150 while still providing meaningful shared amenities. Holiday City Silverton charges just $45 a month and includes a clubhouse and pool. The Pavilion in Brick ($120) includes a clubhouse, pool, fitness center, tennis, and bocce. Lions Head North in Brick ($125) includes a clubhouse, pool, tennis, and bocce. Holiday City West in Toms River ($135) includes a clubhouse and pool.

Do lower-fee communities tend to be older?

Many of them are. The lowest-fee communities on this list were largely built in the 1960s and 1970s. Newer communities, with more extensive amenities and newer shared infrastructure, tend to carry higher monthly fees, though this is a general tendency rather than a firm rule. The only way to know what a community’s fee covers is to confirm the current figure and amenities with the association.

Does a low HOA fee mean lower home prices?

Not necessarily. In this data, the monthly fee and the home price are largely independent. The fee reflects a community’s shared amenities and how it is run, not the size or condition of an individual home, which is why it helps to compare fees and sale prices side by side rather than assuming one predicts the other.
