Understanding Agent Relationships

NJ CONSUMER INFORMATION STATEMENT — EXPLAINED

Under New Jersey law, you will receive the Consumer Information Statement at your first meeting with a real estate agent. It outlines five types of agency relationships you can choose:

  1. Seller’s Agent – Represents the seller exclusively.
  2. Buyer’s Agent – Represents you (the buyer) exclusively.
  3. Disclosed Dual Agent – Represents both buyer and seller in the same transaction, but must stay neutral and keep key info confidential.
  4. Disclosed Designated Agent – The brokerage represents both sides, but assigns different agents: one for the seller and one for the buyer.
  5. Transaction Broker – Helps with the process without representing either party exclusively.
The purpose of this form is to make sure you understand who your agent represents—and what that means for loyalty, confidentiality, and communication.
